Cat A is the landlord's base build: grid lighting, main distribution, air-con and basic life-safety, handed over ready to let. Cat B is the tenant's fit-out: desk power, feature lighting, data containment, extra distribution and certification, the part that turns the shell into your working office. We handle the electrical side of both.
It is bespoke. As a market guide, a UK office fit-out runs about £45 to £200 per sq ft all in, with the electrical portion around 15 to 25% of that. We give you a fixed price after a site survey.
It depends on the size and spec: a small office can take a few weeks, a large floor several months. We scope a realistic programme at the survey and build the electrical works around your move-in date, phasing them so you keep trading. On a main-contractor job we work to the overall programme.
It covers small power and floor boxes, lighting and controls, emergency lighting, data containment, distribution and sub-mains, fire alarm, air-con power, optional EV charging, and full testing and certification on handover.
A fit-out installs the electrics, lighting and services in a space that is bare or newly configured; a refurbishment upgrades or reworks what is already there. The electrical work overlaps heavily, and we handle both, from a Cat A shell to a full refurbishment.
We install the containment, the tray, basket and trunking the data runs in. The structured data cabling itself is usually a separate specialist, which we coordinate with so it drops in cleanly.
